We know there are countless choices for today’s renter and so much to remember when making this very important decision, so we have provided some additional information that may be important to you. How much is your application fee?

The application fee is $50 per person and is a non-refundable amount. All persons over the age of 18 must complete an application for occupancy and will be a leaseholder upon approval.

Is my security deposit completely refundable?

Starts at $500 (refundable security deposit) based upon application approval.

What is the reservation agreement?

This is the bottom line regarding what you need to provide us to reserve your apartment home. We require a payment starting at $375 ($50 application fee + $325 reservation fee) and an additional $500 deposit due upon application approval.

You must complete your lease within three (2) days of being notified that your application has been approved. Cancellation of your reservation and application must be submitted to the leasing office in writing.

 

Do you allow pets? If so, are there any restrictions?

We welcome a two-pet maximum per apartment, not to exceed 75 lbs. total weight. Some breeds are prohibited and all pets are subject to the approval of management. Pet deposits refundable and monthly pet rent amounts are per pet. Specifics regarding your pet’s breed, weight, proof of rabies documentation from your veterinarian and a photo of your pet will be required prior to move-in. A pet security deposit of $400 is due upon move-in and is refundable upon move-out. A monthly pet rent of $50 per pet will be due at the beginning of each month.

What is the parking situation like (free, assigned spaces, covered, guest parking, etc.)?

Individual parking garages are available. A $175 refundable deposit is due upon move-in if you rent a garage. A monthly garage rent of $175 per garage will be due at the beginning of each month. Reserved parking spaces are also available for $45 per month.  Parking is by permit only and is strictly enforced. Vehicles not displaying the proper permit will be towed at owner’s expense. This includes all visitors that do not have the proper permit displayed.

Do you accept short-term leases?

12-month leases are standard but we do offer variable lease terms as market conditions allow. Short-term premiums apply for all lease terms under 12 months.

What are your concession terms?

In the event there is a reduced market rate at the time you lease your new home, the concession is extended in consideration of 12-month minimum and is expected to be paid back in full if the lease term is not fulfilled.

Active duty U.S. military are eligible for a waived amenity fee of $325. This is our way of extending a sincere “Thank You” for serving our community.

Are utility costs included in the rent?

Residents pay for electric, water, sewer and trash. Your leasing professional will be happy to provide you with the local contact numbers to set up your new accounts.

Is renters insurance required?

We require all residents to have a minimum of $100,000 liability coverage at all times and Legend Management Group to be included as “Additional Insured.” All approved applications pre-qualify for an A+ policy that is easy, affordable and hassle-free at eRenterPlan.com. Ask your leasing professional about our eRenterPlans or you can use the insurance company of your choice.

Can I pay my rent online?

Life is busy and time is valuable. We aim to make our exchanges as hassle-free as possible. Residents and future residents have the options of paying with a check, money order, cashier’s check, setting up auto-debits or e-checks, or paying by credit card. Processing fees will vary for credit card payments. Paying rent online has never been easier!

Which company provides cable services?

Residents can use Xfinity/Comcast or Verizon/Fios for their cable, telephone and internet needs.
