We know there are countless choices for today’s renter and so much to remember when making this very important decision, so we have provided some additional information that may be important to you. Our award-winning, customer-focused team strives to make this process and your time with us as hassle-free as possible. We hope your decision will be to choose our amazing community for your next home!

How much is your application fee?

The application fee is $50 per person and is a non-refundable amount. All persons over the age of 18 must complete an application for occupancy and will be a leaseholder upon approval.

Is my security deposit completely refundable?

• Security Deposit Option 1: Starts at $500 (refundable security deposit) based upon application approval.*

• Surety Bond Option 2: Starts at $87.50 (one-time) amount that is non-refundable.*

What is your reservation fee?

A one-time payment in the amount of $350. This payment is non-refundable unless cancellation is made in writing within 48 hours of signed reservation agreement.

Do you allow pets? If so, are there any restrictions?

We welcome a two-pet maximum per apartment, not to exceed 100 lbs. total weight of one dog. Dogs over 50+ lbs. in our elevator apartment home buildings must live on the ground floor of that particular building (per noise restrictions). Dogs less than 50 lbs. are welcomed on any floor. Some breed restrictions are prohibited and all pets are subject to the approval of management. Pet deposits are non-refundable and monthly pet rent amounts are per pet. Specifics regarding your pet’s breed, weight, proof of rabies documentation from your veterinarian and a photo of your pet will be required prior to move-in. A Pet Security Deposit of $400 is due upon move-in and is non-refundable. A monthly pet rent of $40 per pet will be due at the beginning of each month.

What is the parking situation like (free, assigned spaces, covered, guest parking, etc.)?

Parking is by PERMIT ONLY and is strictly enforced. Parking spots are not reserved and are first come, first served. Vehicles not displaying the proper permit will be towed at owners’ expense. Visitor parking will be in designated spaces located throughout the community. Maximum of two (2) parking permits per household plus one (1) guest hang tag. No commercial vehicles are permitted to be parked overnight on the property.

Do you accept short-term leases?

12-month leases are standard but we do offer variable lease terms as market conditions allow. Short-term premiums apply for all lease terms under 12 months.

What are your concession terms?

In the event there is a reduced market rate at the time you lease your new home, the concession is extended in consideration of the 12-month minimum and is expected to be paid back in full if the lease term is not fulfilled.

Are utility costs included in the rent?

Residents pay for gas, electric, water, sewer and trash. Your leasing professional will be happy to provide you with the local contact numbers to set up your new accounts.

Is renter's insurance required?

We require all residents to have a minimum of $100,000 liability coverage at all times and that Legend Management Group be included as “Additional Insured.” All approved applications pre-qualify for an A+ policy that is easy, affordable and hassle-free at eRenterPlan.com Ask your leasing professional about our eRenterPlans or you can use the insurance company of your choice.

Do you have a waiting list?

Home is where the heart is and we are very pleased to share that many of our residents decide to stay with us year after year. If you are looking for a specific apartment home and availability is limited, the VIP Wait List is your best option. We are able to determine future availability 60 days in advance. The reservation fee is required to join the waiting list and is refundable until you select your new home. You may lock into current rental rates offered for 90 days.

Can I pay my rent online?

Life is busy and time is valuable, so we aim to make our exchanges as hassle-free as possible with our resident portal. Residents and future residents have the options of paying rent online with a credit card,* auto-debit or e-check through our resident portal. Simply click the “Resident Login” link above to login or register. Rent can also be paid with a check, money order or cashier’s check.

Which company provides cable services?

Residents can choose from Comcast or Verizon for their cable, telephone and Internet needs.
